Description: Site Layout and Planning for Twenty (20) Light Industrial Office Buildings and Parking Accommodations.
Challenge: Existing public utilities failed to have legal easements.
Solution: SW Engineering coordinated and negotiated with governing agencies to relocate the existing utilities and recordation of legal easements.
Result: Not only were the utilities relocated at agencys expense, but the property owner received compensation for time and materials.
Services Provided: The scope of services for the Fairway Business Park include site plan coordination, grading and drainage plans, hydrology and hydraulics calculations, storm water pollution prevent (SWPPP), notice of intent (NOI), water quality management plan (WQMP), fire pressure calculations, improvement plans, Elsinore Valley Municipal Water District sewer and water plans, Rancho California Flood Control and Water Conservation District plans, traffic control plan, striping plan, design review committee (DRC) processing, tentative map (TM), condominium conversion plans, final parcel map, and submittal and processing of said plans. Also included in the scope of services was coordination with architects and builders, final monumentation and boundary survey, as well as construction consultation. Project is still currently under construction.


Victoria Homes Tentative Tract Map

Description: Tentative Tract Map for One Hundred and One (101) Lot Housing Development
Challenge: Specific property plan only allocated a certain number of units per acre, which deemed the property unprofitable in todays market.
Solution: SW Engineering worked closely with city officials to obtain approval of an amendment to the specific plan increasing the number of units per acre.
Result: We were successful in obtaining the Specific Plan Amendment approval, increasing our clients number of buildable units by 64. The project was originally approved for 36 units. With the increase of 64 units (100 units total), the client not only can build the project, but can build it at a substantial profit.
Services Provided: The scope of services for the Victoria Homes Project include the preparation and processing of a 101 lot tentative tract map per the City of Imperial’s guidelines; presenting preliminary pad elevations, conceptual storm, sewer and water mains, and street grades at 100’ on center. SW Engineering also reviewed the specific plan and adjacent tract plans to ensure that the tentative map had been designed to match the intent of specific plan. Scope of services also encompassed performing a field survey and research of existing property monuments to ensure the tentative map to be designed with a properly calculated boundary.


French Valley Business Park, Phase I

Description: Site Layout and Planning for a Mixed Use Development of Nine (9) Commercial, Retail and Office Buildings, and Adequate Parking Accommodations
Challenge: Approved Commercial Tentative Parcel Map for this development did not meet end-use requirements.
Solution: Coordination with county officials to achieve an expedient submission and approval of the revised Tentative Parcel Map to enable client to market its product.
Result: By taking a proactive approach, knocking on doors, and encouraging prompt responses from county staff, we were able to decrease the approval process by approximately 60 days. Our client was able to commence construction earlier than anticipated, resulting in a substantial cost savings.
Services Provided: The scope of services for the French Valley Business Park, Phase I include Pre-Application Conference (PAR) processing, BMP’s / erosion control plans, drainage study, hydrology and hydraulics calculations, grading plan, storm water pollution prevention plan (SWPPP), notice of intent (NOI), water quality management plan (WQMP, horizontal control plan, utility layout (sewer/water), improvement plan, bond estimate, cross sections, signing and striping plan, coordination with Airport Land Use Commission (ALUC), Eastern Municipal Water District (EMWD) plans, Municipal Water District (MWD) coordination, tentative parcel map, final map, final monumentation, boundary survey, and submittal and processing of said plans. Also included in the scope of services was coordination with architects and builders as well as construction consultation. Project is currently processing.


Lemon Grove Affordable Housing

Description: Affordable Housing Planning and Construction Documents.
Challenge: Designing an affordable housing project of 36 residential units and 2 retail condominiums onto a lot size of 4/10 acre with 16 ft fall across property. We were faced with stormwater runoff on a lot with virtually no on-site landscaping as well as onsite grading issues and underground parking clearance.
Solution: An immense amount of creative design and coordination with the architect to achieve desired number of units, proper grading and resolution of underground parking issues. Open-space pavers and economical mechanical devices were utilized to address the Stormwater Management requirements.
Result: Achieved desired number of units on property, and complied with Stormwater Management requirements at a substantially lower cost to client.
Services Provided: Lemon Grove Affordable Housing consists of a grading plan, drainage study, hydrology and hydraulics calculations, earthwork, horizontal control plan, Storm Water Pollution Prevention Plan (SWPPP), Notice of Intent (NOI), and Water Quality Technical Report (WQTR). Also included are improvement plans presenting a sewer realignment plan and profile drawing, road widening, traffic control plan, and right of way (ROW) dedication and vacation. SW Engineering developed preliminary design documents including preliminary drainage study, grading plan, (WQTR), and boundary survey. Scope also encompassed an ALTA survey, topography mapping, lot line adjustment (LLA), and all coordination, submittals and processing of aforementioned plans through governing agencies.


Temescal Canyon Center / Corona Retail Center

Description: Retail Center
Challenge: Designing lots to ensure each building was clearly visible from the freeway.
Solution: A visual analysis based upon freeway elevations was performed to determine the necessary elevation of each pad to attain clear visibility from the freeway.
Result: Attained complete project visibility, giving our clients the ability to lease and/or sell office and retail space, while maximizing lease rates.
Services Provided: The scope of services for the Corona Retail Center consist of a grading plan, drainage study, hydrology and hydraulics calculations, horizontal control plan, Storm Water Pollution Prevention Plan (SWPPP), Notice of Intent (NOI), utility layout (sewer/water), Water Quality Management Plan (WQMP), improvement plans, Riverside County Flood Control and Water Conservation District plans and processing, Design Review Committee (DRC) processing, tentative map, condominium conversion, final parcel map, final monumentation, ALTA and boundary survey. Services Provided: The scope of services for the Rancho View Professional Center consists of site plan coordination, street improvement plans, 2 lot final map preparation and recordation, grading and drainage plans to include: site utilities, grading, drainage conveyance system (storm drain pipes and structures), paving, access roads, street improvements, and identifying potential retaining wall locations.
